FR : Le secteur du projet occupe un des derniers sites industriels en activité du centre d’Illkirch-Graffenstaden. Il est situé au cœur d’un vaste secteur de recomposition urbaine destiné à doter la commune d’un centre-ville. Le projet prévoit la construction de 6 bâtiments collectifs avec un parking commun en sous-sol. Deux accès desservent le stationnement du sous-sol : l’un situé au Nord, depuis la rue Georges Laufenburger, l’autre situé au Sud, depuis la voie nouvelle desservant les stationnements extérieurs créés à l’occasion du projet.
L’organisation de l’opération et l’implantation des bâtiments tiennent compte de l’analyse détaillée du site. Le maillage viaire, fragilisé en raison du passé industriel de la zone, est renforcé par la création d’une voie carrossable en limite Sud et d’une desserte piétons-cycles le long de l’Ill, en limite Ouest. Des liens forts sont créés avec l’environnement paysager existant, par la création d’un large cœur d’îlot végétalisé, mais également avec l’environnement urbain, grâce à la perméabilité du projet et aux diverses ouvertures visuelles qu’il génère. Ces percées créent des vues vers le cœur d’îlot pour les voisins et vers la ville pour les habitants et renforcent un peu plus l’intégration et le rapport de l’ensemble avec son environnement.
Sur le plan architectural, le projet assure un ensemble dynamique et varié. Le bâtiment situé au centre du dit front, reconnaissable à sa trame structurelle régulière, constitue un élément « signal » de la séquence. Les socles des bâtiments, largement vitrés, accueillent des activités diverses et participent à la dynamique fonctionnelle de la route de Lyon.
ENG : The project takes place in one of the last industrial sites in activity in the center of Illkirch-Graffenstaden. It is located in the heart of a vast urban recomposition sector aiming to create a new city center for the town. The project includes the construction of 6 residential buildings with a common underground parking. Two access points serve the parking: one to the north, from Georges Laufenburger Street, and the other one to the south, from the new lane serving the outdoor parking lot added with the project.
The organization of the operation and the layout of the buildings take into account the detailed analysis of the site. The road network, weakened by the industrial past of the area, is reinforced by the creation of a roadway at the southern limit and a pedestrian-bicycle path along the Ill, at the western limit. Strong links are created with the existing landscape environment, by the creation of a large green heart of the block. It is also linked to the urban environment, thanks to the permeability of the project and to the various visual openings that it generates. These openings create views towards the heart of the block for the neighbors and towards the city for the inhabitants, and further reinforce the integration and the relationship of the project with its environment.
Architecturally, the project provides a dynamic and varied ensemble. The building located in the center of the said front, recognizable by its regular structural framework, constitutes a "signal" element of the sequence. The bases of the buildings, largely glazed, accommodate various activities and participate in the functional dynamics of the route de Lyon.
